Accompanied viewings - the way ahead.
My co-workers have informed me that I rant. This comes as a frustration to me as I associate this type of conduct with individuals who yell at telegraph poles and lick car windows. They have noticed that with out any visible provocation, a tirade of generalizations, perceived injustices and baffling conclusions all primarily based loosely around one core topic will come tumbling from my lips usually directed towards them. This provides amusement and mild satisfaction to them as they become conscious of their own comparative peace of mind. Having given serious thought to this, I have decided that the reason for my conduct is not to entertain or to draw attention to me personally, but to cleanse my own mental database. I imagine it’s the equivalent in IT terms of removing 4 megabytes of unwanted mail from your own Inbox.

The subject matter of today’s rant was based loosely around the widely held view that all we do as Est Agents is open the door of a residence and let people look around. They then agree to buy the property or home and the rest takes care of itself. So to my point which is to highlight the benefit of allowing your Realtor to conduct viewings of your house on your behalf.

Your own Realtor should embrace the opportunity to show potential buyers all around your residence. Accompanied viewings are an significant part of what you pay a firm of Estate Agents to do and having a qualified Agent meeting face to face with potential buyers is very helpful and will improve your prospects of selling to that individual. In addition to the Realtor being able to inform the buyer of the benefits of living in a specific area, he or she can also spotlight crucial, relevant selling points and focus on specific features of the property or home.

This possibility also allows an Agent to engage with the viewers, collect comments and act appropriately. An increased emphasis in recent times has been placed on communicating the observations of the viewer back to the actual vendor as this usually helps in identifying any elements of the residence which may be putting many people off. From a practical point of view, it also removes the hassle, stress and security worries that a vendor may have in showing other people around their residence. In a buyers marketplace, any advantage that you can gain as a vendor need to be taken.

Arranging and conducting viewings is just one tiny bit of the Real estate agents job. When combined with efficient marketing and advertising, and effective sales routines, its value should really not be underrated. Without viewings and the resulting offers, the rest of the job would certainly be unimportant.
